Basic Features of House Pictures Below, But There are LOTS MORE HERE - House Pictures The Village & Area - Village Pictures If you enjoy and appreciate the elegance of yesteryear and would find yourself comfortable in a beautiful Victorian Mansion, then this is your house. Personally, I love woodwork and this house is crazy with oak, walnut, and other hardwoods and knotty pine. We tried to review the deed to see who had built this house to no avail. It was obviously someone of substance. This is a quality home and not previously cut up to make apartments as so many of these wonderful older homes have been. This is one of those rarely preserved gems. So many of them need the woodwork refinished. Not this one. It's in beautiful condition. The hard work has all been done. It is in move in condition and very well maintained. If there is a downside, I would say that a new owner may want to have the hardwood floors sanded and finished. But even that is a matter of personal preference. Patina vs a new finish. The old antique argument. There are several local contractors that could do the job and I doubt it would cost $1,000., but have not checked. I am listing this for friends, so merely offer this as an observation. Renting a machine to do it yourself at the hardware would be a money saving option too. But that is again, not a necessity at all. The home is 3600 sq ft, with lovely natural woodwork, a grand open staircase with an entry mirror and oak bench (do they call those hall trees? Can't remember). And several huge window benches throughout. The downstairs has all of the expected rooms and even a formal den and library. It is spacious enough for a large family, yet warm enough for a couple yearning to experience a little of the relaxing country life. The third floor living space is the master suite, with huge full master bath, and has all been re-done with knotty pine ceiling and new sheet rock. The sheet rock does need to be painted. The huge front porch is a super place to sit with friends and watch the small town world go by. The large back deck offers privacy for a barbeque and access into the swimming pool, which will need a new liner. Elegant features of the house include an upper Stain Glass window, Italian Marble entry, built in oak corner shelves, the window seats, previously mentioned, Oak columns and trim, a Butler's Pantry, Servant's Stairs, large Walk in closets, a library, the old Glass Door Knobs, in wall receding double pocket doors, and wonderful Oak and Walnut inlaid hardwood floors. Yesteryear's living standards have been softened somewhat, without the Victorian elegance being damaged by the installation of vinyl siding and trim, circuit breaker electric system with copper wire, and heck, even indoor plumbing!! There are 2 1/2 modern tiled bathrooms, a modern kitchen with all appliances being included (They were all new last year! The dishwasher hasn't even been used - EVER!). There is a hookup for a washer and dryer upstairs near the kitchen area. Fridge, electric stove, microwave - all new, all included! The reason for selling is the desire to move to Florida. My friends bought this last year with the intention of moving in, but plans changed, a business didn't sell in another town, and they have now decided to move to Florida instead. While we are talking about the utilities, let me mention the natural gas furnace and hot water heater are both about 5 years old. And while we are in the cellar, let me also mention there is a built-in bar set up down there so that everyone may also have their own little space and privacy... Just in case the in-laws come to visit... The bar would need some sprucing up, but nothing heavy. The stone walls of the cellar appear in good condition. The roof is shingle, in very good condition, and estimated to be 10 years old. There is Village sewage and water utilities. And a rather long driveway that could probably hold 6 or 7 cars. Roughly 75% of the windows have been replaced with newer, more efficient versions. There is a full 1/2 acre and the taxes are about $2,600. The closest major airport is Hancock International out of Syracuse. But I have found that for another 10 minutes, you may want to check the price savings in Rochester. And there are several smaller ones in the area. The Rose airport is closest. And I know that Whitford's is international as well and only 40 minutes away or less. FingerLakes Regional is probably 40 minutes as well. None of the last 3 would accommodate jets, as far as I know. To Take a closer look at the map, go to Yahoo Maps . The address here is 11962 W Main St, Wolcott, NY 14590. Small town charm - there are only 2 stop lights in the Village, but we are big enough to have many of the conveniences of life. You are within walking distance for many of the handiest stores. Convenience Stores, Grocery, Dollar Store, Hardware, local shops and even the VFW! You can even walk to McDonalds in a pinch. The 2nd floor has 4 large bedrooms and a full bath. Upon entering through the front door, you are met with an Oak bench and large mirror leading up to the staircase. Take a couple steps inside and you now view the large BEAUTIFUL Oak balcony leading around to the Stained Glass Window. It is truly an impressive entrance. To build this home today, and mind you, the materials used today are not of the quality used back then, it should not surprise anyone to hear it would cost at least $400,000., by the owner's estimate, just judging by square footage. Were you to have the same materials, my guess would be much closer to 1Mill. But it is an older, yet charming home. Warm and cozy. And certainly not distressed. Because of this, and because the owner's are into it "right", you might just find yourself surprised at the very reasonable reserve on this auction. The owners are expecting a quick sale. With all this offers, not only the house, but the proximity to several Lakes, and cities, it would make the perfect country home for someone looking to relax from the hectic corporate, city life.
