Description
425 acres M/L of beautiful northwest Missouri prime hunting property(land). The property is located at the southeast corner of Exit 78 on I-35 in Daviess County, north of Kansas City, MO. This property is 70 miles north of Kansas City, MO and MCI Airport. Section A, 80 acres on the accompanying map, denotes the first parcel of property, purchased in 1974. Section B consists of 240 acres purchased in 1997, Section C indicates the remaining 105 acres M/L, purchased in 2003. This is the first time this property has been offered for sale to the public since it was homesteaded in the 1800s. This acreage includes a house and hunting lodge which are 350 feet from the highway right-of-way at Exit 78 of I-35. At the present time, we have completed 95% of the restoration of the barn/lodge. The lodge is 40’X32’ and has two levels. The lower level has a heated concrete floor, native stone fireplace, complete bath(shower), washer, dryer, and kitchen. The upper level contains seven bunkbeds, a half-bath, a 9-foot by 4-foot poker table, and hook-ups for a large screen TV. Most of the dimension lumber used in construction is native walnut. The lodge has a concrete parking lot, driveway, and two complete hook-ups for RVs at the lodge. At present time a tenant is living in the lodge and helping with the restoration of the house and maintaining the property. The tenant is also responsible for the security of the property(keep hunters off) and monitoring the wildlife cameras. The attached wildlife pictures were taken on this property with as many as six different game cameras. There are 425 acres M/L, consisting of 86 acres in CRP at $70 per acre per year, 65 acres tillable, presently in corn, and another 20 acres of food plots. The remaining 255 acres M/L are in timber. This is one of the largest tracts of timber left in this area. Included on this 425 acres are three ponds.
